Attic Insulation in Toronto & the GTA

The attic is where most homes lose the most heat — and where the best return on an insulation dollar lives. RenoNext air-seals, insulates and ventilates attics across Toronto and the GTA so your home stays warmer, your bills drop, and ice dams stop forming on the roof.

How it works

Heat rises, and in most houses it escapes straight through the attic — through gaps in the ceiling and through too little insulation. Older Toronto homes often sit at R-20 to R-30 in the attic when current practice is R-50 to R-60. Topping that up is one of the highest-return upgrades a house can get.

But insulation alone is only one of three jobs. You also have to air-seal the ceiling so warm, moist air stops leaking up, and keep the attic ventilated from soffit to ridge so it stays cold and dry. Get all three right and you fix comfort, energy bills and ice dams at the same time. Skip one and you trade one problem for another.

What goes into it

What a proper attic insulation job involves

The details that separate work that lasts from work that just looks done.

Air sealing first

Before any insulation goes in, we seal the ceiling bypasses — top plates, plumbing and wiring penetrations, the attic hatch, pot lights and bathroom fans. Warm, moist air leaking up is what wastes heat and frosts the attic; insulation on top of leaks just hides them.

R-value top-up

We bring the attic up to an R-50–R-60 target with blown cellulose or fibreglass to an even, measured depth — no thin spots at the eaves where heat loss and ice dams start.

Soffit-to-ridge ventilation

A cold attic is a healthy attic. We keep airflow from the soffits to the ridge (roughly a 1:150 vent ratio) so heat and moisture exhaust instead of building up.

Baffles at the eaves

Insulation baffles keep a clear 2-inch air channel at the soffits so blowing in insulation does not block the vents — a common DIY mistake that causes ice dams and roof rot.

Hatch & bypasses

The attic hatch is often the single biggest leak. We insulate and weatherstrip it, and seal around chimneys and ducts so the whole ceiling plane is tight.

Rebate-ready work

Attic air sealing and insulation are among the most commonly rebated home-energy upgrades in Ontario. We build the work to the standard those programs expect.

What it costs

Attic Insulation cost

Typical project
$2,000–$6,000

A typical air-seal-plus-top-up of blown insulation for an average GTA home. Larger or hard-to-access attics, full removal of old contaminated insulation, or a spray-foam conditioned attic cost more. We quote a fixed price after inspecting the attic.

See the full insulation cost guide, and check current energy rebate programs — insulation and air sealing are commonly eligible.

What moves the price

Attic size & access
More square footage and tight or low-clearance attics take more material and labour.
Current condition
Topping up clean insulation is cheaper than removing old, compacted or contaminated material first.
Air-sealing scope
The number of ceiling penetrations, pot lights and bypasses to seal affects the labour.
Material & method
Blown cellulose or fibreglass is economical; a closed-cell spray-foam conditioned attic costs more but solves more.

How we do it

The process

  1. 1

    Inspect & measure

We assess the current R-value, look for air leaks, moisture, frost or signs of ice damming, and check the existing ventilation before quoting a fixed price.

  2. 2

    Air-seal the ceiling

Every bypass — top plates, penetrations, pot lights, fans and the hatch — is sealed so warm, moist air stops leaking into the attic.

  3. 3

    Protect the vents

Baffles are installed at the eaves to preserve a clear air channel from the soffits before any insulation is added.

  4. 4

    Insulate to target

Blown insulation is added to an even R-50–R-60 depth across the attic floor, with no thin spots at the perimeter.

  5. 5

    Finish & verify

The hatch is insulated and weatherstripped, airflow is confirmed, depth markers are left for reference, and we clean up completely.

FAQ

Common questions

How much does attic insulation cost in Toronto?

A typical air-seal-plus-top-up for an average GTA home runs $2,000–$6,000. Removing old or contaminated insulation first, hard-to-access attics, or a spray-foam conditioned attic cost more. We give a fixed quote after inspecting the attic and measuring the current R-value.

What R-value should my attic be in Ontario?

Current practice targets R-50 to R-60 for attics in our climate. Many older Toronto-area homes sit at R-20 to R-30, so topping up to R-50+ is usually the single highest-return insulation upgrade available — and the level energy-rebate programs expect.

Will more attic insulation stop my ice dams?

It helps, but insulation alone usually will not fix ice dams. They are caused by heat escaping into the attic, so the fix is three things together: air sealing the ceiling, insulating to R-50+, and keeping soffit-to-ridge ventilation. We address all three. See our ice dam page for the full explanation.

Do I need to air-seal before adding insulation?

Yes — it is the step DIY jobs skip and it matters most. Insulation slows heat moving through materials, but it does not stop air leaking through gaps. If you blow insulation over unsealed ceiling penetrations, warm moist air keeps escaping, frosting the attic and feeding ice dams. We air-seal first, every time.

Is attic insulation eligible for a rebate?

Attic air sealing and insulation are among the most commonly supported upgrades in Ontario home-energy rebate programs, which change over time. We build the work to the standard those programs expect — check current programs on our savings page for what applies to your home.
